The Problem

Millions of Australians are sitting on land that earns them nothing.

Council rules, lot size restrictions, and the cost of subdividing stop most homeowners from realising the value in their backyard. So it sits there — paying rates, growing grass, earning zero.

The typical metro backyard represents hundreds of square metres of land with real, documentable value. For most homeowners, the only path to unlocking that value — subdivision — is blocked. Buy My Backyard opens a different path.

💡
You don't need to subdivide to get paid for your backyard.
We pay you a lump sum for a 99-year lease over land you can't sell. We handle everything after that — design, approvals, build and tenants.
🚫
Can't subdivide and sell
Lot size rules, frontage requirements, and council policy block subdivision for the majority of metro properties across Sydney, Melbourne, Brisbane, and Perth.
💸
Subdivision costs are prohibitive
Even where subdivision is technically possible, the cost of surveys, legal fees, DA applications, and infrastructure contributions frequently exceeds $60,000–$100,000 before any build begins.
🔄
Selling land versus leasing it
Even where subdivision is possible, it means selling part of your land for good. A 99-year lease pays you a lump sum while you keep your home and your full title.
📋
The process is complex and daunting
Finding the right builder, understanding council rules, structuring a lease, managing a build — most homeowners don't know where to start. Buy My Backyard removes every barrier.

The Process

Five steps. Backyard to lump sum.

We manage everything. You make the key decisions. Once the 99-year lease is signed, you're paid a lump sum — then we design, build and manage the secondary dwelling at our cost while you keep your home and your title.

01

Free Assessment

We assess your property at no cost — lot size, zone, council rules. We tell you if you qualify, with no obligation.

02

Your Offer

If you qualify, we tell you what we'll pay for a lease over the agreed portion of your backyard. No obligation to accept.

03

Lease Signed & Paid

The 99-year lease is documented and executed — independent legal advice encouraged — and your lump sum is paid to you.

04

Design, Approvals & Build

We design the dwelling, manage council approvals and run the full build — all at our cost. No builder to find, no site to manage.

05

We Manage It

We find the tenants and look after the dwelling for the 99-year term. You keep your home, your title and the money.

Why Buy My Backyard

We do what homeowners can't do alone.

From design through to ongoing lease management, every part of the process that would normally require specialist knowledge, a builder relationship, and legal expertise is managed by us.

"I'd been sitting on 380 square metres of unused backyard for twelve years, paying council rates on land I genuinely thought was worthless to me. The assessment took 48 hours, cost me nothing, and opened a path I didn't know existed. We're now in the design phase."

The Numbers

What unused land is actually worth.

Every property is different. But the opportunity to turn unused backyard land into a lump-sum payment — without selling or subdividing — is more accessible than most homeowners realise.

What we can pay depends on your property — lot size, location, council rules and the portion of land involved. The payment is made once, up front, and is yours outright, while we carry the build cost, the tenants and the upkeep for the life of the lease. The free assessment is the fastest way to find out what your specific property is worth to us.

See all FAQs →
Do I need to subdivide to use Buy My Backyard? +
No. The entire model is designed for homeowners who cannot or do not want to subdivide. We lease a portion of your backyard for 99 years, pay you a lump sum, and build a secondary dwelling on that portion at our cost. Your property title is unchanged at all times. No subdivision required at any step.
What is a 99-year land lease? +
A 99-year land lease is a formal, legally documented agreement where Buy My Backyard leases a defined portion of your land for up to 99 years. You keep full title to your property at all times. In return, we pay you a one-off lump sum up front. We then fund, build and manage the dwelling on that portion and look after the tenants for the lease term — you are not the landlord and there are no ongoing payments. It is a registered lease over part of your land, not a sale or subdivision.
How much does the assessment cost? +
The initial property assessment is completely free. We review your property — lot size, backyard configuration, council zone, and setback requirements — and advise you on whether it qualifies. No fees, no commitment, and no obligation to proceed at any stage.
Can I still sell my house if there's a lease on the land? +
Yes. You can still sell your property. The 99-year lease stays with the land, and the buyer takes the property subject to it. The lump sum you received is already yours. Your solicitor will advise on appropriate disclosure to prospective buyers.
Is my backyard big enough to qualify? +
Many properties that homeowners assume are too small actually qualify. The minimum viable size depends on your specific property, council zone, and backyard configuration. The fastest way to find out is to submit the free assessment — we'll review your specific situation and advise you within 48 hours at no cost.
